Financial Analysis InternshipSan Diego, California

What You’ll Be Doing

We have a great opportunity available for a Financial Analysis Internship through August 2017, with the potential to develop into a full-time position. In this intern role, you’ll be responsible for supporting the Company’s development and acquisitions activities of multifamily residential, mixed-use, retail, entertainment, and other real estate investments, servicing internal customers (i.e. Senior management, Portfolio Manager, Acquisition Team, Development Team, etc.) with financial analysis, market research, and performing other duties as assigned. Below are some additional details on the responsibilities in this role.

  • Assist with financial modeling for discounted cash flow analysis using Argus and MS Excel, Comparable Property Sales Models and Construction Cost Models.
  • Assists with preparing and presenting the results of analysis in a clear and concise manner.
  • Performs in-depth industry, market and competitor research using industry surveys and benchmarks or through direct client interaction, including personal & telephone interviews with Brokers or Property Managers to provide the analysis team with economic and demographic trends.
  • Analyzes financial performance of potential and current properties and portfolios and prepare/present investment and strategic planning recommendations.
  • Works with teams to refine underwriting assumptions.
  • Prepares detailed analysis of properties which includes operating and financial statements, tenants, leases, taxes, insurance, etc.
  • Coordinate with leasing manager to maintain retail leasing analysis report.
  • Assist in preparing detailed project information packages for potential equity investors.
  • Serves as a resource for other financial analysts in support of team’s work with multiple internal departments.

What We Expect From You

  • Pursuing a Bachelor’s degree in Accounting, Finance or Project Management, preferably graduating in Spring/Summer of 2017 and/or equivalent educational experience.
  • Experience within a real estate/market research department for multi-family residential, retail, office and other commercial real estate is ideal.
  • Must be data oriented and have proven ability to interpret and synthesize data, making recommendations to drive business decisions.
  • Critical thinker; exceptional analytical and problem solving skills.  Strong verbal and written communication skills.
  • High sense of urgency and ability to work independently. Must adapt well to change and demonstrate the ability to develop and implement process/system improvements.
  • Strong attention to detail and the ability to handle multiple projects and tasks simultaneously with a positive approach while meeting aggressive deadlines.
  • Must have advanced knowledge of Excel. Experience with ARGUS a plus.

Senior Regional Residential Property ManagerSan Diego, CA

What You’ll Be Doing

We're seeking an experienced, dynamic Senior Regional Residential Property Manager to join our Asset & Property Management group in our home office located in San Diego, CA.

This key team member will be be responsible for managing and executing the Company’s strategies related to residential property management operations through directing our team members at the assigned portfolio of properties with implementing policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives; providing direction and recommendations for new business and development projects; maintaining up to date expertise in the industry; developing and managing annual budgets and leasing and marketing plans; and other duties as assigned.

What We Expect From You

  • College degree in business, finance, marketing, or related field is preferred. Industry certifications (e.g. CPM, CAPS, CAM, etc.) also preferred.
  • 10+ years current experience in multi-site property management and residential property operations, including all facets of managing the physical, operational, financial, and customer service performance of a wide variety of asset types under varying market conditions; prior Fee-Management and Lease-up experience required. National experience preferred.
  • Working knowledge and experience with Yardi CRM, Yardi Voyager, Rent Cafe, Yieldstar and MRI software required.
  • Strong heavy reporting and self-discipline skills; must have high since of urgency, be able to prioritize and meet multiple deadlines.
  • Ability to travel frequently, and on short notice, as required.
  • Excellent analytical and strategic thinking skills.
  • Demonstrated positive leadership skills with ability to motivate dispersed team.
  • Excellent communication skills and advanced skills with Microsoft project and excel.
  • Thorough knowledge of legal issues and safety standards is essential.
  • Good client management and goodwill building ability.

Retail Maintenance TechnicianAtlanta, GA

What You’ll Be Doing

We’re seeking a Maintenance Technician with a Whatever It Takes approach to join our team at The Shops Buckhead Atlanta! This position will be responsible for performing all activities related to the maintenance of assigned properties (i.e. grounds, buildings, electrical/utility systems, etc.), and performing other duties as assigned

•    Applies knowledge of building operating systems such as HVAC, security and sprinkler systems, fire alarms, plumbing, heating, electrical and any other related setup to perform maintenance, preventive maintenance and/or repairs.
•    Performs mechanical, preventive maintenance on HVAC equipment as needed. 
•    Applies proper construction and maintenance techniques and ability to use power and hand tools to perform repairs/maintenance/renovation.
•    Responds to emergency situations under any adverse working conditions, and makes informed and accurate decisions.
•    Identifies and reports unusual or hazardous situations to management to preserve the structural integrity of the building.
•    Maintains building Exterior & Interior by painting, cleaning and performing other necessary upkeep duties as scheduled. 
•    Roof maintenance as required including removal and cleaning of debris
•    Responds to complaints in a professional manner as appropriate.
•    Responds to on call after hours emergencies, Position requires rotation of on call duties for repairs and special events
•    Monitors maintenance/repair related supplies and report needs to management.
•    Must be able to work with heights and lift equipment.
•    Maintains equipment, supplies and company vehicles in good working order.
•    Follows job related safety regulations as prescribed by training guidelines.
•    Performs all other related duties as assigned.
•    Must be available to work flexible hours, evenings, weekends and holidays as needed

•    H.S. Diploma or equivalent experience.
