Hunter Richardson
Development Director

Hunter Richardson serves as Development Director at OliverMcMillan where he oversees the day-to-day project management of Buckhead Atlanta.
Hunter has over 30 years of experience working on multiple product types, including town centers, sports and entertainment venues, museums and resorts. His expertise centers on hands-on development management functions, including financial feasibility analysis, strategic planning, project programming, transaction structuring, zoning/entitlements, public finance, design management, and leasing strategy and negotiations.
Before joining OliverMcMillan, Hunter was Principal and Chief Operating Officer of Richardson Development Group where he specialized in large-scale, mixed-use projects with major retail and entertainment components. Among his many notable projects are The Pavilions of Troy, which included rezoning the former Kmart Headquarters to 500,000 square feet of retail space, 750 residential units, 300,000 square feet of office space and a 250-room hotel, and then gaining approval for $13.2 million in brownfield TIF financing. Hunter also participated in the negotiations for the conveyance of land to The Marcus Foundation for the Georgia Aquarium, managed the master planning of Pemberton Park and the conceptual development of the new World of Coca-Cola. On behalf of H&S, Hunter managed the conceptual planning of three city blocks of Harbor East, including obtaining $20 million in PILOT tax rebates, and for Turner Broadcasting, he was responsible for the real estate and pre-planning for Philips Arena for the Atlanta Hawks and the retail renovations at the adjacent CNN Center.
Prior to forming Richardson Development Group, Hunter served as President of Redland Properties where he developed the business plan for the disposition of $70 million real estate portfolio. He was also Senior Development Manager for Himmel/Miller Klutznick Davis Grey for the development of Phase I of Reston Town Center, which included a 240,000-square-foot retail/entertainment component, a 514-room Hyatt Regency Hotel and 550,000 square feet of office space. Hunter holds BS and MBA degrees from Virginia Polytechnic Institute and State University. He is an active member of the Urban Land Institute and the International Council of Shopping Centers.
