HOUSTON, TEXAS

Situated in the heart of Houston, the country's fourth most populous and most affordable major city to reside in, lies the River Oaks District. Home to several convention, sporting, and medical centers Houston attracts many visitors in addition to its over 2 million occupants. With over 90 languages spoken throughout the Houston area the city proves to be a hub for diversity and multi-cultural interaction. Houston's population is projected to grow by 3.5% over the next five years and average family and household incomes are substantially on the rise as well.

The City of Houston provides a vast array of cultural, educational, and recreational opportunities for its residents and visitors. Boasting a 17-block theater district and a museum district housing over 15 institutions, there is plenty to see and do in the city. Houston is also home to more than 40 colleges with over 300,000 students enrolled within a given year.

With opportunity abounding in Houston the city is an ideal location for growth and development. Located in close proximity to the Downtown Business District, the Uptown-Galleria area, in which the River Oaks District is found, is home to nearly 2000 companies and sees average family and household incomes greater than those of the city in general. With the majority of the site's frontage along the 610 Loop between Westheimer and San Felipe Road, the River Oaks District boasts high visibility seeing daily traffic counts above 200,000. With approximately 300,000 square feet of new retail space, 300 luxury apartments, 250,000 square feet of office, and two four-star hotels plus 150 for-sale condominiums planned, the River Oaks District will be a valuable addition to the city. OliverMcMillan seeks to design and develop the River Oaks District based on a mix of uses that will work together to support a solid business plan and create great retail leasing opportunities and a variety of residential offerings that leverages commercial viability with community and civic need.
