Come, Take A Peek Inside The Residence at Buckhead Atlanta!
Curbed National

Buckhead Atlanta — the eight-block, billion-dollar mixed-use development by San Diego developer OliverMcMillan — will welcome its first tenants to the North Tower next week. Renderings and floorplans of The Residence, the development's two-tower apartment complex, have been floating around for a while, but today, Curbed Atlanta takes you on an exclusive tour of two of the 370 units for a first peek at the real deal.

Prices

Studios (roughly 700 square feet) start at $1,575 . The 198 one-bedroom units begin at $1,683 and go all the way up to $2,966 for 707 to 985 square feet. Two-bedrooms will run you at least $2,625 for 1,200+ square feet. There are only eight three-bedroom units in the two 20-story towers; they're penthouses with higher-end finishes, and you'll pay dearly for the privilege: $6,000 $5,500+/month for just under 3,000 square feet. Maybe that's not a big deal for the area Forbes Magazine described as "one of the top ten wealthiest zip codes in the nation, with a household income in excess of $341,000 per year." Those figures are more expensive than Ponce City Market, but less than Inman Quarter and Avalon.

Amenities

Rocell "Rocky" Viniard, Regional Marketing Director of OliverMcMillan, is quick to point out that the price is not just for an apartment, it's for a place in Buckhead's swankiest (our term, not hers) new community of some of the city's poshest shops and restaurants. The amenities deck, hovering eight stories up (so that you can look down upon the commoners?), has a pool with cabanas and lush landscaping as well as a fitness center, barbecues, a billiards room, library and theater.

You'll also get floor-to-ceiling windows and a balcony with Buckhead views (the towers are located between East Paces Ferry and Buckhead Avenue along North Fulton Drive) and one parking spot in the eight-floor, 2,400-space lot below the residences. When you're feeling especially fancy, you can take advantage of the 24/7 concierge who's just waiting to cater to your every whim, from walking your dog to picking up your dry cleaning, waiting for the cable guy, giving you a wake-up call or providing turn-down service.

OliverMcMillan won't give exact figures, but assure us that leasing is ahead of projections.

Retail

The first of the development's 300,000 square feet of retail opens on Thursday, and Buckhead Atlanta has announced, exclusively to Curbed Atlanta, that Jonathan Adler is the newest addition to the retail offerings. The modern home furnishings boutique will open a 3,491-square-foot store along Peachtree Road, adding to the minidesign district that includes diptyque (another Buckhead Atlanta tenant), Restoration Hardware and Buckhead Village home decor shops such as Waterworks, Mitchell Gold + Bob Williams, Huff Furniture and Scout for the Home.

Previously announced retail includes luxury brands such as Hermès, Dior, Jimmy Choo, Christian Louboutin, Canali and Etro as well asSpanx, Warby Parker, Helmut Lang, Scoop NYC and Theory.
