OliverMcMillan's analysis team is highly skilled at all aspects of analysis and works carefully with the project team as well as top level outside brokers, appraisers, and other consultants as needed. OliverMcMillan divides our analysis efforts into three primary categories as follows:
Market Analysis
OliverMcMillan utilizes outside brokers, as well as appraisal and market research consultants, familiar with each prospective market for current market input. These teams are organized and directed by the Managing Director and the analysis department. Because of OliverMcMillan's past experience with all commercial product types, our teams possess the knowledge and judgment to evaluate, select, and direct the right group of people for each site and/or property.
Use Analysis
OliverMcMillan's mixed use experience allows us to evaluate the costs and complexities involved in combining real estate uses and provides the knowledge to address any use that is potentially suited for a site (Hotel, Retail, Office, Condominium, Apartment, Residential, Entertainment or, if justified, a combination of those uses. OliverMcMillan's level of experience with markets, construction cost, entitlements, and risks further allows it to identify the optimal use(s) for each site.
Proforma and Budget Management
OliverMcMillan is differentiated from other consulting and real estate firms in its ability to accurately evaluate alternative site and design approaches, gather market and cost data, and organize it into dependable budgets and proformas. Many real estate firms do not have the capability or experience to accurately review multiple options for a project and properly budget them to analyze alternative uses for more complex re-use, re-position, urban, or mixed used sites. OliverMcMillan's team, however, is extensively experienced at costing, evaluating, and managing such complex alternatives.
